What Is The Difference Between A Discount Agent VS Full Agents?

 

When shopping for property in Singapore, one needs to know the difference between discount agent and a full agent. This will help you to decide which of the two that is right for you. A full agent can offer you much more in the ways of service. These agents will be able to find you the property that you desire. The only difference between the agents is that one works for half the commission and typically offer very little to cooperative broker. They also can earn more money than a traditional agent.

 

You will also need to be aware of other differences in the two. There is no single point of contact with a discount agent. The cost of a discount broker may tempt you, but you need to be aware that there often is not enough marketing and a house can expire due to inactivity. The cost and commissions differ between the two as well. One may make a full commission and one may make half a commission. There has been in the past issues of integrity and honesty with a discount broker versus a full service agent.

 

When choosing an agent, you need to choose wisely in order to keep from being caught in a nightmare. You need to ask questions and talk to clients of the agent. By doing your research and taking the time to explore your options, you should be able to make a decision in regards to which agent you choose. Discount agents have had a bad name in certain circles due to problems and complaints. This is not to say that all discount agents are dishonest. Care must be taken when entering into a contract with an agent, whether it is a discount or full service agent.

 

It is easy to become confused when dealing with agents. When interviewing a potential agent, you need to make certain that you understand everything especially with contracts and fees. If you have questions, then you need to ask them. This is paramount in order to make a well informed decision as to which agent you will eventually hire for a real estate agent. You need to be aware when choosing a discount broker that most are not full time, have no buyer search and do not show typically a lot of homes.

 

A full service agent will be constantly working for you in order to either buy or sell any property. They will also utilize everything in their power to help sell or purchase property, which includes multiple listings, buyers search, prequalifies buyers, and relocation assistance just to name a few. Discount agents do not offer a lot of these services, so you need to beware. While a discount price might tempt you, a discount price usually means discounts in the way that a discount broker works, and that is not good for the client. You need an agent that will be able to utilize any and all avenues for buying or selling property.

 

Let's look at some differences between the Discount Broker and the Full-Service Broker.

• possible internet exposure
• no office agent network
• no buyer search
•"discounted home" sales strategy approach
• reduced commision can equate to:
less motivation
fewer showings
less representation
less support
Most are part-time broker

THE "FULL-SERVICE" BROKER

• MLS Listing
• internet exposure
• office agent networking (over 450 agents !!)
• relocation assistance
• full commission = more motivation
• full-service = good reputation
• pre-qualifies buyers
• total team support
• representation throughout the entire process
• Full time broker
