What exactly does rental in Singapore mean? This statement refers to the act of renting property in Singapore. A lease is a property contract or agreement that is made between a lesser (landlord) and lessee (tenant) and must be signed by both parties for it to constitute a legally binding contract. The formulation of a lease contract constitutes many issues and so careful thought must go into its drafting.
This article will shed light on some of the Singapore rental guidelines that will help those who are considering renting a real estate unit in Singapore.


For starters, it’s important that one chooses a professional real estate agent. This is the most crucial factor to consider in the journey towards renting property in Singapore. There are several real estate brokers in the market and so it’s quite important that one looks for one that is efficient, reliable and sincere. One should conduct some research before embarking on the selection process so that a good agent is picked.


Secondly, it’s good to identify a preferred location- If you want to find rental units in certain key addresses or localities, then it’s important to mention this to the agent so that they go looking for rental properties in the specific areas of liking. Of course, it’s advisable to locate properties in neighborhoods that are safe.


Thirdly, one should thoroughly inspect and assess the condition of the property- When going to check out the rental units, one should make sure that they examine all the fixtures and fittings in the property carefully before agreeing to rent the property. Any defects or flaws should be noted down for further discussion with the management of the property or the landlord.


Fourthly, determine the price of the rental property that you are willing to part with- When negotiating for the price, it’s important to know the average market rent of the property similar to the one you want so that you stand a better chance of bargaining for the best. The ideal price is one that comfortably suits the budget of both the landlord and the tenant.


Fifthly, sign the lease documents. After making a decision on the desired property to rent, one is required to sign a rental agreement (contract). Each and every detail should be read carefully and where there questions or doubts, confirmation should be sought from the landlord. One should never sign a document that they have not read properly.


Sixthly, agree on the tenancy period- the tenant should make sure that he/ she agrees with the tenancy period stipulated in the agreement. If the tenure is very short and one wishes to extend the tenancy period for a longer duration, then the landlord should be approached for talks.
