Besides the age factor, the prerequisite for the qualification for you to apply for an advertised house sale in Singapore is that you must either be a Singaporean citizen or have permanent residence. But if you are not in either of the two categories, you can apply for purchase under the public scheme, but one of your co-applicants must be a member of your nucleus family who is a permanent resident of Singapore. Also, a very friendly scheme called the Fiancé/Fiancée Scheme enables you to purchase a house in Singapore with a fiancé or a fiancée who is a citizen or a permanent resident of Singapore.
A Non-Citizen Spouse Scheme covers those who are over the age of 35 and are married to a citizen or a permanent resident of Singapore for less than six months. Also, if you are 21 years old and above citizen who has family members who are non citizens then you can make purchases under the Non-Citizen Family Scheme.
These are not the only schemes available; there are many others like the Orphans Scheme (allows two sibling orphans who are citizens and who are unmarried to make a purchase), Citizen / Permanent resident Siblings Scheme, the Conversion Scheme, amongst others. Lastly, there is the ethnic integration policy which controls house sale and purchase in Singapore and is made to promote racial amalgamation and accord by preventing the formation of racial clusters by making sure that there is a balance in the ratios of different races and ethnic groups in every residential location.
