Reason 88 - Your Real Estate Agent Gives You A Walk - Through In Transactions
Even though you wanted to buy your desired property in a hurry (say a few days), there is still a need to clarify and re-examine first the true viability of the property, especially if you are not familiar with the person or seller you are dealing with. There is a process called “the final walk-through.” Here you will be given a rundown of what lies ahead.
As you might have known beforehand, going through the final walk-through process with stranger is always a risky decision. There are people who have mastered their craft in convincing people to say yes in their proposition immediately—beware of this kind of scam—and left buyers holding empty bags.
Do not give in to the urging for “rush decision” even if the property was too attractive and desirable to you. Together with your trusted real estate agent, be wise enough to spot unusual activities. “Good to be true” offers should be verified and examined very well. Don’t risk your money to some hard-to-resist offers. Consider always that process of a final walk-through to make sure you are buying the right property.
Do not base your decision on the presentation of attractive graphics and photographs of the property. Wherever possible, you and your agent must have been able to examine it from up close, otherwise you might end up facing a big problem in the end. Make sure also that the repairs and renovations needed on both exterior and interior should be finished and completed before you move in, or even agreed upon before you give your full payment, and after needed documents have been processed.
That’s why it is highly recommendable that you have to schedule a closing walk-through of the property before closing any deal. Paper works, legal documents, titles and others should be well verified, as well that the state of property’s condition, and other sensitive matters should be intact and re-checked.
