Reason 68 - Your Real Estate Agent Works Better If You Give Him a Free Hand

 

Whether you are a buyer or a seller in the real estate business, make sure to practice finesse and upright professionalism in dealing with any transaction in the field. Never cross the line between you and your real estate agent. This is a “rule of thumb” in the industry.

 

Give your realtor a free hand to negotiate in your behalf. There may be a strong temptation to get personally involved with the transaction, but crossing the borderline, is considered as “unprofessional.”

 

Real estate agents are the proper mediators in any real estate transaction If you wish to directly contact with the seller (if you are a buyer), make sure to consult properly with your realtor and maintain professional relationship and transparency with your middleman. This is maybe part of the “unwritten rules” in the real estate business, but this is also one of the dangerous pitfalls in any transaction.

 

It is the responsibility of your realtor to settle the negotiations with your guidance. However, if the seller wishes to directly contact you for whatever reasons he may have, is highly recommendable to always refer him to your realtor.

 

If you are the buyer, while the negotiation is brewing and you may have sound ideas to make attractive offer, make sure to take this concern to your realtor. There are ways how to go about with offers: opening up options for sellers to accept your offer, making your counter offer; or rejecting the offer. 

 

Sellers, on the other hand, can directly respond to the buyer’s offer and emphasize the three options they have to propose, whether to accept the counter offer, continue with the negotiation, or ultimately reject the offer and terminate the transaction.

 

In extreme cases, you can also propose a low-offering alternative, especially if the seller is in dire need of cash, or do not have in-depth know-how in the real estate trading. However, if you are a professional player, do not make absurd offers. Rather, stick with your close expectations on price and offering.

 

With wise guidance from your realtor, you can easily notice if the seller is interested with your offer. You have to observe wisely the sellers reaction to your offer to see if you are on track with the closing transaction. Remember, that real estate negotiations can be very emotional. If you have exerted too much time, effort and money over a property, there is a high possibility that you can be emotionally attached to it.

 

If you have a hint of a difficult and vague negotiation, better find other property. Before, you find yourself too attached and become emotional when transaction fails.


If you believe that you are offering a legitimate proposal, make sure to consult your realtor on this matter. In this way, your realtor will be the one to settle the matter off to the seller, using his wide experience in negotiating properties.

 

You may want to inspect the quality of the furnishing and fixture of the property (if you are buying a house), or the need for repair and renovation and may use these concerns to re-enforce your lower bid.
