Reason 52 - Special Feature Cards Advertise Your Home Even When You Are Sleeping
A special feature card indicates different features that are distinct and special in your home. It is intended to create a special attraction toward your home. For example, the special features mentioned in the special feature cards will entice the buyer. When you attach your home in the MLS list, you have to provide the photographs of your home. Believe me, your special feature cards will invite or bring more responses to your offer. Most people are not accustomed to special feature cards, but they’d surely appreciate if they are given one of those that real estate agents and brokers give away for free. Creating each card costs as much as $25, though.
The need for creating special feature cards cannot be understated, as they are important to the sales process. Most people search for a suitable home in the Internet and they give first consideration to those that had photos providing them a good view. But the photographs alone cannot describe the special features inside, such as the security system, automated alarm, the swimming pool and all other features. You have to mention it in a special tool—the special feature card. The description and supporting details will probably encourage them to schedule a visit for a first-hand look. Such enticement means so much to facilitating sale.
Do you have a clear idea what other particular information you must be able to convey in the special feature card? Focus on the attractive elements. Hereunder are a few:
= Location: You need to mention certain attributes that made your home special, such as nearness to the beach, white sand, jungles, breath-taking view of the mountains and fields. These things mean so much to any buyer. Most people are interested in a calm and quite atmosphere. If your home is slightly out of the bush, and your potential buyer could picture herself getting the fresh air up close with nature and some natural object like jungle and singing birds, you’re no farther from seeing it sold sooner than soon.
= Atmosphere: As much as possible, you must mention details about the prevailing atmosphere of the location and distance-related information. By “atmosphere” we mean how humid the air can be at times or the climate in most times of the year. You’d surely score good points if you mention how far it is from the nearest mall, gas station, library or museum. Culture-related information adds life and advantage to your offer.
= Scenario: You need to mention an imagined sequence of possible views about the entrance of the house, beginning perhaps at the gate, progressing into the garden and the front door. Informative snippets about the living room, master bedroom, kitchen, bathroom, backyard, and courtyard lend power to the photographs you’re presenting. These things will surely render your home different from the others and make it worth buying at the closest opportunity.
= Other special features: Reassuring information about special bonds of insecticide (anti-termite control), fire insurance, and burglar alarm will go a long to persuading a buyer that your home is indeed worth the money he pays for.
