Will You Be Wise Enough to Hire a Buyer Agent ?
Why should I hire a realtor, a Buyer’s Agent to help me in buying that property I have been looking at? Would it not be cheaper for me, as I have to pay the realtor myself, in the short term and in the long run? You may think that this would be a better idea, but it does not always work that way. Well, there are many answers to this question. The main thing that a Buyer’s Agent does is protect, you, their buyer client from getting into a deal that you would have been better off steering clear of. They are trained to understand all of the legal language of the Contract of Sale as well as all of the other forms and information that are all part of the sale of a piece of property.
One part of a buyer’s agent’s job is to find out exactly how much you really can afford to buy and to show you properties that you can easily afford. Another part of their job is help you get the financing that you need to purchase that property that you have your eye on. Once the agent knows for certain that you have proper financing and they know without a doubt what you can really afford to buy, the next step for them and you is to look at properties that suit your needs. Once you find that perfect property, you agent will put together an offer, which gets presented to the seller and their agent and or the seller’s attorney.
How will I know that I am getting a good deal on the property and that there is nothing wrong with it, such as any structural damage, insect or pest infestations? Ah, this too is another service that the buyer’s Agent provides their clients with. They know just enough about Real Estate Law to know how to write up a Contract of Sale and how to understand all of the inspection paperwork and others pertinent forms to keep you out of legal hot water. As for the question of a home’s structural soundness, this is where you need to have a professional home or building inspector come out and look the building over very, very thoroughly to ensure that it is structurally sound, that it still meets all of the current building safety codes and that there are no infestations of vermin (i.e. mice, cockroaches, termites, etc.) that will pose both structural damage to the building and health problems for you.
The last part of the Buyer’s Agent’s service to their client is to attend the Settlement proceedings (commonly referred to as a “Closing”) either with the buyer or as the buyer’s representative (if the buyer is out of the area when the Settlement takes place) in the proceedings. This is when everything is brought to a close (hence the term “Closing”) and formal ownership is transferred to the buyer. The Buyer’s Agent will make sure that everything is in order as it should be.
