Turning Trash Into Treasure
We have all seen sections of an area that are so run-down that the only thing that can be done to repair the damage is to knock down the buildings and start over again. What happens if the devastation is widespread and encompasses entire neighborhoods or even many city blocks in an area? This is when urban renovation and renewal gets even more complicated, expensive and time-consuming when more than just one or two buildings are dilapidated.
The process of re-building any building or area is not as simple as knocking down a building or buildings then re-building new ones on the foundation(s) of the old one. It actually goes much deeper and is more involved and intensive than that. Knocking down dilapidated buildings can sometimes be a huge hassle in and of itself. You need to know where the rubble will land and have plans in place to haul away the remains. Re-building also is not as simple as it sounds either. You need to make sure that the foundation(s) are stable enough to support the new construction. Any developer looking to renovate and renew a run-down urban area knows that they need to be working with the local building department, building code officials, an architect, planners and the local real estate agents to ensure that they not going to run into any trouble during your renovations.
This is where the best solution is to work with a realty company who really has a good handle on this. Do you, as the developer, know about all of the possible troubles and/or problems that could come up while you are looking to renew a run-down area? If you are not aware of the local ordinances, building codes and nuances of the area that you are planning on renewing; you need to have someone working with you to make certain that you are completely aware of everything that you need to know. Are you aware that there are some towns and areas that simply cannot be renewed or re-developed due to the fact that they are either too small or there is not enough interest in renewing them? If you did not know this, you may be getting yourself into a project that’s not profitable or even possible to complete.
Knowing what areas are able to be renewed and which are too far out of reach or too far gone is another thing that a great agent can identify. This is where we put all of our statistical, economical, financial and planning knowledge to excellent use to help you plan out your urban renewal project. Do you have the funding in place to begin the renewal project? We can help you get the funding needed from private investors, banks and urban renewal grants specifically designated for such projects. While it is true that bringing all of these elements together to successfully regenerate a run down urban area is not the easiest task in the world; we are head and shoulders above the rest in this area.
