Putting Together the Best Deal

Do you have clients that are looking for a specific type or kind of property? You have what your clients need? If not, do you know where to find the exact property that they want? This is part of being able to accurately handle your client’s investments; if that is what they ask of you. There are so many different properties out there that your client could choose to invest in. Are your clients simply looking for a house to call home? Do you have another client who is looking for a commercial building or a parcel of land in a commercial zone? Are they looking to rent some commercial space; or to rent a commercial building?

 

Your agent will have full access to every piece of property on the market; whether it is a residential property for sale or rent, or commercial property that is for sale or rent. Having access to all of this means absolutely nothing if your client cannot afford to buy the property; or if you do not have the means to manage your client’s investments. Part of wisely managing your client’s real estate investments is knowing exactly what they can and cannot afford. By keeping track of their funds and what they already own, you can make certain that they are not getting in over their heads. This also holds true if they are looking to lease property. A straight Lease or Lease/ Purchase (rent to own) property falls under this category too.

 

Putting together and managing a client’s investment portfolio is definitely a sacred, not to mention a fiduciary, trust. All those who work in the real estate industry must honour this fiduciary trust… which simply means that they will not steal, or divert in any way, their customer’s or client’s money for their own personal use and gain. Not only would it be illegal to steal from your clients; it is also very, very unethical. This is not the type of real estate agent that you want to be handling your investment. The best thing is to do your research very thoroughly or work with an agency that you know is beyond reproach and very ethically responsible with their client’s investments and money. Considering that the market and economy have been doing so well; you might just be in the market for an investment property or two to help generate some extra cash.

 

The best investment strategy is one that provides you with the best possible results with the least possible output. When a client asks you to manage their investments, they are placing a great deal of trust in your financial skills and ability to keep their invest properties in order. Do you have all of the information that is necessary to guide your client accurately? Doing periodic market research surveys and analysis is the fastest and best way to keep up with the current market trends… and maybe even get a step ahead of your competition.
