Getting Financing in the Form of a Mortgage
When you are considering buying a piece of property, you will probably need to apply for financing in the form of a mortgage if you don’t have the cash on hand to buy the property outright. The only buyers who don’t need to obtain financing are either wealthy or have a good deal of money put aside. If you are not independently wealthy, you need to look for financing to buy that property. Keep something in mind… there are different kinds of mortgages out there to be had. Remember to have your attorney look over any and all paperwork before you sign anything.
Are you buying a commercial property? If so, then you need to consider applying for a commercial mortgage loan. Commercial mortgages are set up differently than residential mortgages. The interest rates could be higher on commercial loans and the terms of the mortgage are definitely different than that of a residential loan. You may end up paying a higher interest rate or end up with an adjustable rate mortgage or a balloon payment at the end of a certain period (say five or fifteen years). This is not that uncommon, however you need to read everything very carefully before you sign anything. There is a different set of rules and guidelines in place when it comes to determining who qualifies for a commercial mortgage and what rate they get.
Again, it cannot be said enough times; read everything carefully before you sign it. This is a standard piece of advice in the real estate business. A lot of people end up getting taken for a ride by having to paying a higher interest rate or payments then they thought they would be paying. That is not a very favorable situation to be in, but more and more buyers are finding themselves in this situation.
There is another stumbling block that buyers will face is higher interest rates, higher payments or flat-out being turned down for a mortgage if you have bad credit, late payment history or too many current debts. All of these, plus your income, are taken into account by the lender or lenders when they are deciding whether they will give the mortgage you have applied for. The best way to protect yourself from this possibility is to make sure that you keep up with a few simple things. You need to make sure that your credit report is accurate and up-to-date. Make sure that all of your payments are current and that your credit report reflects this. Another thing that may stop you from getting that mortgage is having too many debts or open lines of credit. A lender will not look favorably at this. If you have a not-so-spotless credit report the best advice is to clear up you credit report and consolidate those outstanding debts. Making sure that you keep a close watch on these things and knowing your credit score is very important.
