Profit making deals in lease of property
There are few easy ways to strike gold by leasing of property in Singapore. The real estate market is filled with people, who want to buy or sell a property or rent it out to people who want the property in rent, but lease is something many people would not agree for. In this kind of retail market a realtor or an agent can come handy if the property you are aiming to lease out is one of the ‘shot after property’. Property dealing in Singapore is a very well paying business. Singapore is one of the well developed places in the world. It is one of the places where sale and purchase of property can prove itself to be really profitable for you. That is the reason that a lot of people are interested in sale and purchase of property in Singapore.
We have to remember that the agents are trained to sell a property, they partnerise on selling, but to get a good agent for lease would be little difficult. On may have to interview quite a few agents before fixing on one. The agent has to understand the terms and conditions of lease and should be able to clearly explain them to the tenant. In a floating market, like Singapore, where the price of the property fluctuates very fast, the agent should be in a position to forecast the market price after the tenure of the deal and suggest a good value for the property to be leased out.
As a seller, one needs to keep a very good relationship with the agent as it can amount to affect the reputation of the property. The agent is like any normal human being who works for a living and he needs to get his commission well in time when he has done a good job. Generally he would charge the buyer up to five percent of the lease amount for the commission and this would not affect the seller much. In this case the seller needs to be cautious if the agents ask for an amount even from the seller. The seller can agree to these terms in various circumstances, but once agreed the seller should keep up to the promise to avoid future defamation of the property keep a healthy working relation with agent for future deals, if needed.
