Mortgage and financial deals in Singapore
As we know that a mortgage is a promise or pledge that you would repay against the loan that you have taken, to buy a property. In case we fail to pay back, the property is taken over by the lending institution. Keeping this in mind the option of ‘income to loan account’ can be beneficial to the buyer. This process involved transferring all your legible incomes to the loan account and then using the loan account as your salary account. You can continue paying your bills from the same by online transfers and transactions. This is convenient as well as helps the buyer get a lower interest rate from the bank. But one should keep in mind several other things, other than immediate benefit while applying for a mortgage.
The first one needs to choose a loan according to the family lifestyle including repayment discipline and the various other factors that would effect comfortable lower repayment. Many loans do not have additional features but offers lower interest rate, while others come with a bundle of features. In case one can afford they should go ahead with the loan that looks more attractive. The main aim for the loan chosen should be saving money at the end of the tenure, which in case of mortgage is a long period of time.
The other features that can be useful to a buyer, is a ‘Refix’ option, where the buyer is allowed to change the loan interest rate, which is fixed to a new one once the tenure for the former is over. This depends a lot on the market rate and can be favorable depending on the market value of the property. Consolidation of your credit and debit accounts can be beneficial for some buyers as it allows the buyer to save more interest on each dollar deposited in the bank, thus giving him a simpler way of transacting keeping his other transactions roll out in normal way.
The availability of the facilities like mortgage has helped the real estate industry of Singapore grow a lot. Singapore is a very well developed and economically strong country and as a result the value of land is good here.
