Lease to own option in Singapore
Another real estate option available in Singapore is Lease to Own (LTO) and they have concrete economic rationale, as they can be organized and structured in order for benefits among both parties. LTO come with a limited period and to be specific three or less years where preference is given to purchase the leased property at a price agreed. Borrower is given an option fee that is paid as it is credited towards the purchase price and usually it will be from 1 to 5%. Borrower not only pays the rent but also a premium on the rent that is directly credited to the price of purchase.
Purchase option should be exercised; otherwise buyer will end up losing not only the rent premium but also the option fee. There are provisions and they are five in an LTO deal. Price of sale for the house along with the rent amount is determined by the market, but it is negotiable just like a direct purchase. General observation is that the buyers do not have much knowledge about the news in market in comparison to sellers and that puts the buyers in a position of disadvantage if they do not do any homework.
It is generally preferred for a long period by buyers as more time is provided to develop credit repair and equity. In contrast, sellers opt for a shorter period. Sellers and buyers view the rent premium and option fee differently. They are very much equity part of the house that they will own soon but for sellers, they are guaranteed that their house will be sold as they are confident about their payments. Even if they do not sell, at least income is retained by the payments. This way, there exists a win-win situation between the seller and buyer which makes Lease to own deal popular.
